These Terms of Service ("Terms") govern your access to and use of cmclender.com (the "Site") and any communications you exchange with Commercial Mortgage Consultants, Inc. ("CMC," "we," "us"). By using the Site or submitting an inquiry, application, or phone number, you agree to these Terms.
CMC is a direct private commercial real estate lender based in Bradenton, Florida. We finance commercial properties only. We do not originate consumer loans, residential mortgages, payday loans, or unsecured personal credit.
Information on the Site is provided for general informational purposes only. Nothing on the Site is an offer, commitment, or guarantee of credit. All financing is subject to underwriting, appraisal, third-party reports, and execution of definitive loan documents.
Program description. When you provide a mobile number on a CMC form and check the SMS consent box, you agree to receive text messages from CMC related to your inquiry or application. Messages are sent on a recurring basis as needed to service the conversation you initiated; frequency varies.
Message types. SMS is used for account servicing and direct communication tied to your inquiry, such as scheduling calls, requesting or sharing documents, and answering questions about a specific transaction. CMC does not use SMS for unsolicited promotional or marketing offers.
Carriers & charges. Message and data rates may apply. Your wireless carrier is not liable for delayed or undelivered messages.
Opt-out. Reply STOP to any message to cancel. After replying STOP you will receive one confirmation message and will not be sent further texts from that program.

You agree that information you submit through the Site (including contact forms, applications, and the client portal) is accurate to the best of your knowledge and that you have authority to share it. Handling of personal information is governed by our Privacy Policy. CMC will not sell or share personal information with third parties for marketing purposes.
You agree not to use the Site to upload malicious code, impersonate another person or entity, scrape content at scale, or interfere with the operation of the Site or its underlying infrastructure.
The Site, its content, and the CMC name and logos are owned by Commercial Mortgage Consultants, Inc. and are protected by applicable intellectual property laws. You may not copy, republish, or redistribute Site content without written permission.
The Site is provided on an "as is" and "as available" basis. CMC disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. CMC does not warrant that the Site will be uninterrupted, error-free, or free of harmful components.
To the maximum extent permitted by law, CMC will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of your use of the Site or any communications received through it.
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles. Venue for any dispute lies in the state or federal courts located in Manatee County, Florida.
We may update these Terms from time to time. The "Last updated" date above reflects the most recent revision. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
