Our minimum loan amount is $200,000, with no stated maximum. We regularly structure loans from $200K to $25M+ across our programs, and larger scenarios are considered on a case-by-case basis.
Initial feedback on most scenarios is same-day. Full express approval typically comes within 24-48 hours of a complete submission. Note that commercial lending uses express approvals, not the residential pre-approval model — our review confirms terms and structure based on the deal itself. Full closings typically take 3 to 4 weeks from application, and we have closed qualified deals faster when the timeline requires it. Short term business loans can close in less than a week.
Not necessarily. Our DSCR and stated-income programs qualify borrowers based on the property's cash flow rather than personal tax returns. This is one of our most popular options for investors and self-employed borrowers. Full doc loans and special use typically require tax returns.
Multifamily, retail centers, hospitality (hotels and motels), office, industrial, self-storage, mobile home parks, mixed-use, ALF and supervised living facilities, and most stabilized income-producing commercial real estate. We do not finance raw land, ground-up construction, churches, or environmentally challenged properties.
Bank turndowns are our specialty. Most of our borrowers come to us after a traditional bank couldn't structure their deal. We consider credit challenges, non-traditional income, complex ownership structures, and scenarios outside the typical bank underwriting box.
We have no minimum FICO requirement. Our 10% Down program and other offerings underwrite holistically based on the strength of the property and the borrower profile, not a single credit score cutoff.
Yes. We have programs specifically for foreign national and ITIN borrowers. International investors are welcome, and we regularly structure loans for non-resident buyers of U.S. commercial real estate.
We do not finance raw land, ground-up construction, churches, or environmentally challenged properties. Everything else commercial and income-producing is on the table.
